Development application for Proposed Gym, Office, Consulting Rooms, Shop, Café and Child Minding Centre

Outcome:

Background:

The Shire has received a development application for a proposed mobile concrete batching plant at Lot 60, 394 Robertson Road, Cardup.

The proposal involves 6 agitator trucks arriving onsite daily (commencing at 5:00am) to deliver 100m3 of base concrete materials.

The concrete is then made onsite through a ‘wet-mix’ process, generally operated between 6am – 2pm. The base materials are combined with aggregate to make concrete within a within a sealed and enclosed compartment.

The delivery of the product will primarily be to the existing Permacast Facility adjacent to the proposed mobile concrete batching facility. After 2pm, material bins will be restocked and the premises cleaned and maintained until the plant closes at 6pm.

The operation would require 2 staff members onsite to operate the batching plant in addition to the truck drivers. Should there be considerable market demand offsite for concrete, the applicant advises that no more than 20 agitator trucks per day would be utilised to deliver the concrete directly to sites. Though ordinarily, the concrete would be sent to the onsite Permacast Facility, involving no extra truck movements, than what is already occurring. Trucks will enter and exit the site via the existing crossover on Robertson Road.
