Why is the Shire preparing this LPP?
This policy has been prepared to facilitate and coordinate desired built form and development outcomes within the Byford Town Centre Local Structure Plan area.
Where does this LPP apply?
This Policy applies to all subdivision and development applications within the Byford Town Centre Local Structure Plan (LSP) area and will guide the provision of infrastructure and assessment of applications with regards to the built forms within the structure plan area.
What does the LPP require?
The Policy addresses matters including setbacks, building height, articulation, materials, orientation and character, privacy, parking, outdoor amenities, signage, crime prevention, public space, stormwater management and urban ecology.
How does the LPP facilitate and coordinate desired built form and development outcomes?
The Design Guidelines identify the requirements for built form within new development. Local Planning Policy 3.8 - Byford Town Centre Built Form Guidelines provides requirements for the built form which will be applied through new development as well as determining the character of renewal work.
